Yellowknives Dene First Nation Apartment Complex Renovation

TAG partnered with LGA Architectural Partners to provide design services for a full renovation to convert an existing boarding home into a multi-family residential building in Ndilǫ, a Yellowknives Dene First Nation community adjacent to Yellowknife.

The existing building was constructed in 1990 and required a complete renovation. The project scope included conversion of the existing boarding rooms and commercial kitchen into a twelve-unit apartment complex, complete with structural, mechanical and electrical upgrades, as well as a full retrofit of the building envelope.


The interior of the existing main floor was reconfigured into eleven apartment units, three of which are barrier-free, along with a public-use area including community program space, an entrance lobby and public washrooms. The exterior of the building underwent an envelope retrofit involving additional insulation on the exterior walls and part of the roof, a new vapour barrier throughout, and new cladding and roofing. The second floor contains an existing additional apartment, and an existing teepee shaped community room was given a fresh coat of paint.

In order to create a lighter, more graceful roofline for the building, the building’s roof overhangs were cut back, and the gabled entrance canopy was also removed. Blue window boxes were installed to create a pop of colour. Interior finishes of commercial quality were selected, prioritizing durability and ease of maintenance.
